Boxy Concrete Tribeca Condo Launches Sales from $2.125M

Sales have officially launched at Cape Advisors new concrete-slabbed development, 30 Warren, in Tribeca. The 12-story condo, situated on the corner of Church and Warren streets, is essentially a large concrete box (designed by Post-Office Architectes), with just 23 units inside its frame. Today, eight of them have hit the market.

The unit breakdown includes one- to three-bedroom apartments that span anywhere from 1,000 square feet to more than 2,650 square feet. There are also three full-floor penthouses with direct elevator access, libraries, sprawling outdoor terraces, and views of Manhattan skyline. All of the apartments have 10-foot ceilings, custom-patterned oak floors, large picture windows, custom cabinetry, and marble-adorned master bathrooms. The building itself offers a children’s playroom, fitness center, and storage spaces.

Of course, with grand Tribeca spaces comes grand Tribeca prices to match. For what’s currently available, a one-bedroom, one-and-a-half bathroom unit begins at $2.125 million and that full-floor penthouse is asking $7.250 million. It's expected to be completed by next year.
