Tribeca’s ‘paparazzi-proof’ 443 Greenwich Street begins closings

A penthouse in the building might break the record for downtown’s priciest pad

The conversion of an 1880’s Tribeca book bindery into a high-end condo for privacy-seeking celebrities and wealthy New Yorkers is now wrapping up. Closings have started at 443 Greenwich Street, signaling that the building has received its certificate of occupancy and move-ins are imminent.

The development last made headlines in late May when actress Jennifer Lawrence toured its 4,241-square-foot four-bedroom model unit (the development has billed itself practically from the beginning as a haven for celebrities because of its "paparazzi-proof" amenities.) Earlier that month, the building’s $54 million penthouse went into contract, setting it up to become downtown’s priciest apartment. If it closes for $54 million, it’ll oust the current record holder, the $50.9 million Walker Tower penthouse that’s tangentially embroiled in an international money laundering scandal of epic proportions.

Sixty percent of the building’s 53 units have sold to date. According to StreetEasy, 443 Greenwich’s priciest apartment, the 8,569-square-foot Penthouse A, is still on the market for $55 million. The condo first hit the market in 2014 asking $51 million. The least expensive apartment in the building currently on the market is a 1,374-square-foot two-bedroom, two-bathroom condo asking $4.5 million.
