Live in a converted Cobble Hill brownstone with a landscaped patio for $2.2M

This three-bedroom duplex comes with over 1,500 square feet of space

It may look like a classic brownstone from the outside, but inside, this three-bedroom Cobble Hill duplex is about as contemporary as it gets.

The upper level of the duplex — the parlor floor — holds two of the bedrooms, a full bath, and the sunny kitchen/dining loft, which is lit largely by a double height glass wall that looks out over the patio. The appliances, it goes without saying, are typically brand name (Subzero, Bosch), and the floors are white oak.

The lower level, meanwhile, has the master bedroom, a cheerful multi-purpose "social space," and a second bathroom, which will have a shower stall just as soon as someone completes it. A landscaped outdoor patio offers another 300 square feet of living space.

Though the asking price is a not-insignificant $2.2 million, the condo’s monthly fees are strikingly low: maintenance is $254 a month, while taxes are a mere $78 (at least, until 2026, when the abatement ends.) The duplex is part of a Brownstone that was converted into a four-unit condo building in 2007.
