The property, currently occupied by a recreational facility, is an as-of-right site
Ahead of the religious organizations move to Warwick, NY from its longtime Brooklyn headquarters, the Jehovah's Witnesses have put yet another of their Dumbo properties on the market. The building at 69 Adams Street at the corner of Front Street is a four-story recreational facility with a rooftop tennis court and 84 parking spaces, the Brooklyn Eagle reports (h/t TRD).
But the value of the property isn't in the building itself. The site sits outside of the Dumbo Historic District, meaning a new building can be constructed on-site without the city's approval. The listing for the property says it can give way to a 157,000-square-foot building, which isn't huge but is nothing to scoff at either.
The witnesses sold off their 124,000-square-foot building at 124 Columbia Street to the owner of the Florida Panthers for $105 million last month, and have reportedly entered a $700 million hand shake deal with Jared Kushner for the 1 million-square-foot development site at 85 Jay Street.
